New Year, New Home: The Benefits of Buying and Selling in Winter
January 6, 2025
When most people think about real estate, spring likely comes to mind as the “best” time to buy or sell a home. The weather is nice, inventory tends to be higher, and the “fresh start” feeling of the season often inspires big life changes. But winter has its own set of advantages—some that may even outweigh the benefits of spring.
Here are just a few reasons why winter might actually be the perfect time to make your real estate move.
Less Competition
A significant benefit of buying a home in winter is the reduced competition. Because of the perceived benefits of spring, many buyers delay the start of their house hunt. As a result, you will find fewer people competing for the same properties during winter. Less demand can translate into more negotiating power as sellers may be more willing to entertain offers or agree to concessions to get a deal closed quickly.
For sellers, less competition can also be extremely advantageous. With fewer homes on the market, your property has a better chance of standing out. This focus can lead to quicker offers and potentially better terms as buyers know their options are more limited compared to the busier spring market.
Motivated Parties
Some sellers who list their homes in winter may be doing do so out of necessity rather than convenience. Whether due to a job relocation, a change in family circumstances, financial considerations, or other reasons, winter sellers might be more motivated to sell. For buyers, this could potentially result in better pricing and fewer contingencies.
But according to Realtor.com, just because a seller is motivated “doesn’t necessarily mean you should dramatically lowball or make unreasonable demands—you can sabotage yourself if you get cocky.” That’s why it’s always a good idea to consult with your REALTOR® to develop an appropriate strategy.
The advantage for sellers here is that winter buyers also tend to be highly motivated. During this season, many buyers are on tight timelines due to work relocations or personal circumstances, which means they are serious about finding a home. This mutual motivation can streamline the transaction and make the process more efficient for both parties.
A Seasonal Look at the Home's Operations
Even here in Alabama we can see some severe winter weather from time to time, so another advantage of the winter season is that it allows buyers to see how a home performs in less ideal conditions. Is the heating system effective? Are there drafts or other insulation issues? How well is the driveway or walkway maintained in icy weather? These unique factors can be more difficult to assess during spring and summer, but they are important for long-term comfort and maintenance of the home.
On the other hand, sellers can use this time to really showcase their home, staging it to reflect the charm of the season. A warm, well-maintained property can leave a lasting impression on buyers, and features like updated insulation, energy-efficient windows, a cozy fireplace, and a solid roof can add to a home’s appeal.
Flexibility in Scheduling
Reduced market activity in winter also means that REALTORS® may have more availability to accommodate busy client schedules. This can be especially beneficial for first-time buyers and sellers who may need a bit more handholding during the transaction. Mortgage lenders and other industry professionals also tend to have fewer clients in winter, which can lead to quicker loan approvals and a smoother process overall.
Realtor.com says access to movers in winter is another plus because while no one can claim it is easier to move in winter, “the logistics are simplified when you aren’t competing with a hundred other moving households.” You may even be able to snag a lower moving rate during the winter months, making your transition into a new home more convenient and cost-effective.
Winter May Be the New Spring
A recent Forbes article titled, “The Best Time to Buy a House in 2025,” ranked the best months using data from ATTOM, a company specializing in property data and industry analytics. According to the stats, the top four months to buy are October, November, December, and January, while warmer months like July, June, April, and May ranked near the bottom.
Analyzing the data, the author explains that one reason spring and summer are so competitive is that “many people want to get settled in a new home before the school year begins in the fall,” adding that “even if they don’t, they usually need to take advantage of the increased level of listings from sellers who do.” The author wraps it up by saying that overall, the colder months can be a great time to house-hunt because “there’s far less competition, and many listings may have been on the market for a while, meaning sellers may be more motivated to make a deal.”
While winter may look like one of the best times to buy, remember that it can also be a great time to sell as spring’s busier market also means more competition for sellers, which may make it harder for a property to stand out. The busyness of the warmer months can also lead to longer timelines, as agents, lenders, and inspectors juggle multiple clients.
If you’re considering buying or selling a home during the winter, remember that preparation is key, and a critical part of that is partnering with an experienced REALTOR® who can help you navigate the process smoothly and confidently.By embracing the advantages of the season, you could find yourself moving forward in your real estate journey long before the springtime rush begins.
