Warehouses Empty!

Tornado Relief Warehouses Finally Emptied

Patti Lambert, chair of the AAR Disaster Recovery Task Force, reported that the two warehouses used for storage of tornado relief supplies are now empty. Special thanks go to the generous warehouse owners, the hard working task force members, Governor Bentley's staff, Jon Mason at the Governor's Office of Faithbased and Community Initiatives, FEMA, and all the community volunteers. Contributions poured in from from NAR and REALTORS nationwide. Thanks also to our generous corporate supporters Lowe's, Keune and Amway Products. Patti was thrilled with the effort and results. "We helped Tornado Victims Statewide --- WELL DONE!  And we pray that we will never see this again."

The AAR/UPS affinity program received a lot of interest at Winter Conference. One reason was due to the drawing for the Alabama/Auburn Basketball tickets. Freddie Mac Revises Short Sale Affidavit to Reduce Liability

This VIDEO reviews Freddie Mac’s just-announced changes to its short-sale affidavit and a video on the impact of the super committee’s failure to identify federal budget savings. If you’re not familiar with the affidavit issue, NAR members were concerned these new affidavits that Freddie Mac required in short sale transactions left them unreasonably exposed to liability, so NAR asked for and received changes from Freddie Mac. The video explains what the changes are and what to do if a member is at a closing and the servicer is still using the old affidavit.

In the super committee VIDEO, NAR Tax Director Linda Goold walks us through what happens next now that no deficit plan was agreed to.

Property Tax Reduction Forms

The Homeowners and Storm Victims Protection Act of 2011

This allows homeowners who have lost their property due to storms or other disasters to maintain their homestead exemption for up to 2 years during the reconstruction. (They may request an extension for an additional 2 years with proof that they legitimately need additional time for reconstruction) This bill ends the unfair practice of homeowners having to pay Class II property tax (20% rate) rather than Class III (10%) if they buy the home after October 1 of each calendar year. Based on the language of this Act it is the opinion of the Alabama Department of Revenue that no provisions of this Act are to be applied any earlier than Tax Year 2012 (lien date October 1, 2011).
