Letter to the Board: Save the Date for September 11, 2025 at 10:00 AM

 

​​Dear AAR Board of Directors,

We hope this letter finds you well as summer is winding down. We are writing to provide you with several updates and a save the date for our next meeting of the 2025 AAR Board of Directors on Thursday, September 11, 2025, at 10:00 am at the Alabama Association of REALTORS® Building at 522 Washington Avenue, Montgomery, AL. Sign-in will begin at 9:30 am.

The purpose of the meeting will be to:

  • Review and adopt the 2026 budget;
  • Consider a 4% ($9) increase in dues to keep up with ongoing inflation;
  • Consider governance proposals;
  • Discuss economic trends affecting our members’ businesses;
  • Discuss external legal challenges;
  • Discuss public policy and political developments;
  • Provide updates on pending Association projects;
  • Gather feedback on future Association business;
  • More information will be published closer to time and uploaded to the AAR Board of Directors Resource Page.

Several other Association updates can be found below:

 

  • Legal Update: The Legal Department has been working on updates to the AAR Statewide Legal Forms, which will go into effect on October 1, 2025, along with supporting educational materials. These updates fall into two categories:
    • Updates to Real Estate License Law - Effective October 1, 2025
      • The Alabama Legislature passed several major updates to Alabama Real Estate License law        earlier this year. One of those bills, HB 382, goes into effect on October 1, 2025 and impacts:
      • Teams
      • Interstate co-brokerage agreements,
      • Dual agency,
      • Advertising, and
      • Updated administrative rules by the Alabama Real Estate Commission.
    • Broker-to-Broker Compensation - Effective October 1, 2025
      • AAR will soon remove the option for broker-to-broker offers of compensation from the Statewide Legal Forms Library due to evolving legal challenges nationwide and increased scrutiny of real estate practices. Any requests for concessions or buyer broker compensation, and any related negotiation, may take place between the consumers in the AAR Purchase Agreement. This decision follows careful legal review, input from members across the state, and reflects AAR’s commitment to reducing legal risk for members and enhancing transparency for consumers.     • Educational Resources and Webinars:
      • AAR has launched a resource page with summaries, FAQs, and details on the new requirements. Please click here for the resource page and to register for a series of upcoming webinars to help prepare you and your business. The first webinar is scheduled for August 25th at 10:00am.
 
  • June 2025 Alabama Economic and Real Estate Report: Home sales in Alabama rose for the second consecutive month in June, up 8.2% over May and 10.9% year-over-year. Alabama ranked third nationally in GDP growth and eighth in personal income growth in the First Quarter of 2025. Rising inventory and steady price growth are creating more favorable conditions for buyers, as active listings hit a five-year high.
  • AAR Elections: Thank you for everyone who submitted their name for consideration for the AAR Board of Directors, Executive Committee, as Regional Vice President, or on the National Association of REALTORS® (NAR) Board of Directors. The Slate of Candidates will be announced on Real Estate of Alabama on Tuesday next week.
  • AAR Awards: Nominations for AAR’s highest awards are now open. The deadline for nominations is September 1, 2025. You can find more information on AAR’s website here.
  • AAR Annual Conference: Please do not miss out on the opportunity to attend AAR’s Annual Conference taking place at the Grand Hotel in Fairhope, AL on October 14-16, 2025. You can review more information about the conference, schedule, and speakers here.

Please let us know if you will not attend the Board of Directors meeting. This meeting is for the 2025 AAR Board of Directors. Space and overflow seating will be limited. Parking will be available at the Association’s Parking lot at 502 Washington Avenue. The attire is business casual, and we will have lunch following the meeting at 12:00pm for the AAR Directors in attendance.
